Situated on the banks of the River Parrett, next to the eco-homes, the Grade II listed warehouse at Great Bow Yard is currently being sympathetically restored to provide serviced offices, workshops and a bistro with gallery space. A key element of this second phase is to use sustainable building techniques, and existing, local building materials.

The restoration will be complete during the summer of 2007 and seven small and medium size offices will be available for rent from summer 2007 onwards. Favourable terms including short-term leases are available to new business seeking a place to start out. Rents are set at £9 per square foot (ex VAT) plus a service charge. The refurbishment project has been funded partly by a 'dowry' from the profits from the adjacent eco home development and partly from the South West of England Regional Development Agency (SWRDA), Somerset County Council and South Somerset District Council.

The aim of the eco-renovation project is to provide a multi-functional space alongside the newly completed eco-homes. The restored warehouse will be an asset to the residents and the wider community of Langport, and will encourage economic regeneration by offering serviced space for growing businesses, training, exhibitions and support facilities. There will also be a pontoon to promote leisure and recreational use of the River Parrett.
